Panattoni, the logistics real estate developer, has recently completed the acquisition of a 65-acre site on the Nottinghamshire/Yorkshire border, securing planning consent for over 1.2 million sq ft. The two-phase development, known as Panattoni Central A1(M), is strategically located by junction 34 of the A1(M) and was acquired in an off-market deal from Mulberry Developments.
Panattoni is set to start construction in the autumn of what will be the largest-ever speculative logistics unit in the North of England, with a massive 770,000 sq ft building expected to be completed by September 2025. This development aligns with Panattoni’s commitment to sustainable practices, aiming for a net zero carbon footprint through an ‘A’ EPC rating and ‘Outstanding’ BREEAM sustainability rating. The facility will feature 18m eaves, 55m service yards, EV van and car charging facilities, and 15% rooflights, with Winvic Construction appointed as the contractor.
Furthermore, the remaining 27-acre plot, already approved for a 461,000 sq ft building, will be initially marketed based on a build-to-suit approach. Dan Burn, Head of Development North West & Yorkshire at Panattoni, expressed excitement over the acquisition, citing it as a prime opportunity to tap into the growing demand for XXL units nationwide.
Cushman & Wakefield provided advisory services to Panattoni for this transaction, while M1 Agency represented Mulberry Developments.
