Brackley Property Developments (BPD) has successfully completed the construction of a new £16.5 million low carbon innovation hub in Leicester, on behalf of Leicester City Council. The Dock extension project has resulted in the creation of three new buildings, totaling approximately 65,000 sq ft of purpose-built accommodation for hi-tech industries in Leicester’s Science and Innovation Enterprise Zone.
The new buildings, known as Docks 3, 4, and 5, include two offices capable of accommodating up to 45 businesses spanning approximately 43,000 sq ft. Additionally, a terrace of nine manufacturing units offers over 21,500 sq ft of space for innovative start-ups and established businesses seeking expansion opportunities. These state-of-the-art buildings operate with net zero carbon emissions and do not rely on gas heating. They feature sustainable elements such as low-energy LED lighting, roof-mounted photovoltaic panels, air source heat pumps, and superior insulation. To further promote eco-friendly transport, the external area offers cycle storage and 12 electric vehicle charging points.
Designed to seamlessly blend with the original Dock workspace buildings, this expansion project is part of Space City Leicester, one of the UK’s leading Enterprise Zones for space-related activities. Stephen Pedrick-Moyle, Managing Director of BPD, expressed satisfaction with the project’s completion, highlighting the benefits it will bring to hi-tech businesses within the area.
Leicester City Mayor Sir Peter Soulsby commended the growth of Space City Leicester as a hub for research, production, and manufacturing in the space industry. The recent development of three new low carbon buildings at the Dock innovation hub signifies the city’s dedication to meeting the demands of both local and international businesses seeking to establish a presence in the area. By providing essential grow-on space and manufacturing facilities, Leicester aims to support the growth of local talent and high-tech entrepreneurs.
This project received financial support from the government’s Levelling Up Fund and the Leicester and Leicestershire Enterprise Partnership. The collaboration with locally-based Brackley Property Developments has been instrumental in the successful execution of this ambitious development.
