A new Purpose Built Student Accommodation (PBSA) scheme in Nottingham, located at 2 Queens Road, has been recommended for approval ahead of an upcoming Planning Committee meeting. The application, submitted by CMPG on behalf of Zen Nottingham, involves a building that will rise up to six and nine storeys. The development will feature 31 studios and 50 cluster beds, with the latter being provided in the form of 10 five bed cluster flats.

Plans for the ground floor include communal spaces, a laundry room, plant rooms, and a bin store. Additionally, a service yard is proposed on the eastern side of the building, which will include temporary parking spaces for loading and unloading, as well as a cycle store. A patio area at the rear of the site and an outdoor roof terrace are also part of the design.

The site currently houses a vacant, two-storey building that once served as a cinema auditorium. Previously, planning permission was granted for a nine and six storey building that would have provided 39 apartments and two commercial units. The new PBSA scheme mirrors this plan, but with the inclusion of student accommodation instead of apartments and the removal of the ground floor commercial units.
