Bellway Strategic Land is currently seeking planning permission for up to 95 new homes in Croft. An outline planning application has been submitted to Blaby District Council for an 11-acre site at Croft Lodge Farm located off Broughton Road, to the south of the village. Upon approval, Bellway’s East Midlands housebuilding division in Leicester will commence construction of the homes.
The proposed development includes plans for 25 per cent affordable housing, with some properties to be offered under the Government’s First Homes scheme, providing buyers meeting specific criteria with discounts between 30 and 50 per cent off market value. Additionally, the design for the site features energy-efficient new homes equipped with electric vehicle charging points.
In order to enhance the community, the development will incorporate new footpaths leading into the village center, a new bus stop on Broughton Road, space for nature and biodiversity enhancements, a children’s play area, and a new entrance for the Sunday car boot market. Financial contributions towards local infrastructure and amenities, including the parish council’s proposed new village hall, will be confirmed through a planning agreement with the local authority.
Following a public consultation in April and engagement with Blaby District Council and Croft Parish Council, feedback emphasized the need for affordable eco-friendly homes, improved local facilities, and the preservation of the Sunday car boot market. Matt Smith, Strategic Land Manager at Bellway, stated, “Blaby faces a housing supply shortfall, and Croft is an ideal location for this development. The feedback received has played a crucial role in shaping the proposals to ensure they benefit the community.”
The proposed development aims to deliver an attractive and sustainable environment with green spaces as its focal point. Landscaped open spaces, a children’s play area, and retention of existing trees to protect woodland to the south of the site are included. Additional land will be allocated for nature and new habitats to promote biodiversity. Collaboration with Bellway East Midlands’ planning team has been instrumental in developing these proposals.
