Cubo, the Derby-based provider of flex office space, has officially entered the London market by acquiring prime office space at Soho Estates’ Ilona Rose House, W1. Founded by Marc and Rebecca Brough, the company began its search for a London site in July to meet the rising demand from existing members seeking a single office provider across multiple cities.
The entire 18,819 sq ft second floor of Ilona Rose House, previously the site of Foyles Bookshop on Charing Cross Road, has now been secured by Cubo. This iconic office building in central London is strategically located just 100m from Tottenham Court Road Station. The 300,000 sq ft scheme, Soho Estates’ largest mixed-use development to date, features 150,000 sq ft of office space, along with a public courtyard, restaurants and bar space, and planted external terraces for office occupiers. Warner Bros De Lane Lea’s post-production facility, Dawn Capital, Skyscanner, and Planet Payment are already tenants in the building.
Cubo was guided by Russell Rigby of Rigby & Co, while Gerald Eve served as the letting agent for Ilona Rose House. CEO Marc Brough expressed excitement about the new acquisition, stating, “We have been waiting for the perfect building in the perfect location, and we are 100% satisfied and excited to have identified Ilona Rose House, just off Soho Square.” Philip Thompson, Director of Soho Estates, added, “We are delighted to welcome Cubo to Ilona Rose House and hope this deal is the start of a long and fruitful partnership between landlord and tenant as we continue to strive to provide the highest-quality space for creative businesses across all sectors in our part of Soho.”
This recent acquisition at Ilona Rose House aligns with Cubo’s strategic growth plans, expanding their total number of UK sites to 13.
